If you are thinking of starting a project, an initial phone call with us might be the kickstart you need. We’re happy to offer free professional advice. Two key questions that you will want to have in mind are:

- What are you thinking of doing?

- What is your budget?

After the initial discussion we can arrange to meet you in person to see the property or site. It is our firm belief that the key to a successful project is good collaboration between you as a client and us as the Architects.

After our meeting, if you feel you’d like to work with us, we will then provide you with a quote. Below is a breakdown of our key stages:

STAGE ONE

Feasibility Study

From the outset, we aim to clearly identify your key drivers for the project allowing us to keep a clear focus as we develop the design. This stage can be seen as a formal detailed appraisal of the project.  

We will review site constraints that might affect the proposal including previous planning history of the property and the area.

At the end of this stage a report will be produced. The brief will be refined clearly stating the key parameters and target budget. It will also include the initial layout, concept images and mood board showing the proposed external appearance of the design.

STAGE TWO

Design Development

We will develop the detailed site plan, building layout and elevation proposal.  After reviewing this with you and making any necessary changes, we will have a scheme which will be ready to be submitted for planning if required. Depending on the complexity of the project, it may be necessary to engage other consultants to provide necessary documents and reports to support the application.

STAGE THREE

Technical Design

We will produce and coordinate the information needed to construct the project. A Structural Engineer will need to be appointed. Other consultants may be required and we will advise as necessary.

A detailed package of drawings will be produced at the end of this stage. Fully dimensioned and annotated, this set will form part of the tender package and the basis for the building control approvals. Bespoke architectural details can also be integrated into this package if required.

STAGE FOUR

Schedule of Works

We will provide an itemised room by room document, breaking down your specifications for the fixtures, fittings and finishes. We can provide either a basic outline specification or a detailed package which will require you to clearly review the design and set out exactly what products you want. In addition to the detailed drawings, this document helps to provide a robust package for pricing by a contractor.

At the end of this stage, we can advise you on possible procurement options. We are able to assist in providing you with a list of suitable contractors to tender for the project. We can also assist in reviewing their submissions before you make a final decision.

STAGE FIVE

Site Visits and Inspections

We will be able to carry out site visits and inspections during the construction stage as and when this is required by yourself based on a day rate.

Quotes are provided for each stage of work allowing you to select our service as and when you need it without committing to all of it from the start.

 

ADDITIONAL SERVICES

Interior Design

We can assist in developing a strategy for your interior design allowing for a holistic approach to the overall scheme. Selection of key elements such as walls, floors, cabinetry and colours can help in making sure the fundamental ideas are taken through to the finer details.

Visualisation

We can assist in creating photo-realistic images for your project as separate service to our main design process for your marketing or presentation needs.

Party Wall Services

As a building owner, your project may be required to comply with the Party Wall etc. Act of 1996. We can advise you on your responsibilities in regards to this at the start of the project. Please visit our sister company Bloc PWS if you’d like some more information.
